     Selling a Property

    Asking price:
    You'll be asked to enter your asking price. You can also specify the minimum amount you would accept, so you won't be bothered with timewasters and lower offers below this threshold.About your property

    You'll need to build up a picture of your property and include details such as when it was built, if it's a listed building and any restrictions.  You should specify your property's council tax band. You will also need to say whether your property is freehold or leasehold. If it's leasehold, give details of the remaining years left on the lease. If there are service charges, if perhaps you live in a block of flats or a gated estate, there may be an annual service charge covering insurance and maintenance charges. And for leasehold property (England and Wales only) there is a small ground rent payment. Buyers need to take these extra charges into account so it's best to highlight them at the start to avoid a sale falling through later down the line.

    Property description:
    Now it's time to really sell your property by compiling a brief description. The sort of information that the buyer wants to know straight away includes what type of property it is: detached, semi-detached or terraced; is it leasehold or freehold; how many bedrooms, bathrooms and reception rooms it has; the garden's aspect; whether there is a garage or off-street parking; and if it's a flat, which floor it is on.

    A typical brief description might read: "A modern freehold detached house with 3 reception rooms, 4 bedrooms, 1 ensuite bathrooms plus a family bathroom, double garage and driveway for cars".

    You could also talk about the local area, its proximity to shops, schools and transport, Keep your property details simple. .Make sure the information you provide is completely accurate and is not misleading. It is your responsibility to ensure the accuracy of the information you submit.
